Renovated home on 8000m² of grounds on a little river, in little hamlet of three houses. Quiet situation, but only 10 minutes walk from a village with bakery, church and bar. What else do you need? One hour from Clermond-Ferrand, situated between Moulins and Montluçon.

The house
The main building is tower shaped and has four floors. The annex was added later to house an office and the turbines (since removed). These last areas have been renovated and transformed into a larder/washroom and a big kitchen/dining room upstairs. The four floors in the main building are: half sunken garage. First floor with living room, toilet and stairwell. Second floor with two bedrooms 14m² each, bathroom and mezzanine. Third floor with ready to occupy attic. Each floor has 50m² living space. The kitchen and entrance/storage room have 25 m² each. There is a 14m² balcony off the living room and a 18m² terrace behind the kitchen facing south-west. Under the terrace there is a little workshop.

Materials and technique
New septic tank, new electric installation. Central heating and water heating on town gas by high yield combination stove. Restored cast iron radiators. The bathroom has red marble floors from India. The kitchen has most equipment. All doors and windows were also made in India, from recycled old teak wood. Double-glazing, of course. Floors in living room solid oak, and on the upper floors solid chestnut.

Grounds
Orchard, tree lined lawn and (separated by the former waterway from the mill) a field of 5000m². Well, source and vaulted cellar with a terrace on top. The mill has no turbines or cogwheels left. The house is facing south, with a north sloping hill out back. There is a footpath leading from the house up to the village. Access by private road.

*Possibility to easily transform the house in a three bedroom and two bathroom residence.
